A FEW THOUGHTS REGARDING REAL ESTATE…

Real estate ownership on St. John is a dream for many people just like you and over the past years it has become a reality for literally hundreds who visit and are seduced by the beauty of the island. For many of us in the real estate business, the appreciation in prices over the past few years, as well as the demand for quality properties, have been nothing short of amazing.

Even if this is your first trip, or you have made it a point to visit year after year, you have probably thought about owning property on St. John. It's hard not to. Resisting the temptation to at least explore the market with a real estate professional, is just going to cost you more in the future. If you wait another year, the property you've been coveting may have been sold.

We are still the best bargain under the U.S. flag that I know of. I spend a lot of time looking at sunshine vacation markets around the planet. Check them out yourself. Comparable vacation properties on the mainland and parts of Europe are more than twice the price. On St. John, there isn't a property anywhere more than 10 minutes from a beautiful beach.

So is the strength in the market going to continue? Are we reaching a bubble that's about to burst? These are big questions that come to mind. I'll go out on a limb here. I do the same on my web site newsletter that has information in it for new buyers and residents. The strength in the market on St. John will continue for several reasons: limited supply of product, ease of transportation to and from the islands, tax incentives for businesses through the EDC, improvement in communications that allows people to work from St. John, and an enormous amount of wealth created around the world in the past ten years and a majority of it, held by baby boomers.

Fifty is an age when people ask themselves what they have been working and waiting for. The time is sooner rather than later. Buyers, who are ready to make life style enhancement choices regardless of age, appreciate the security that an investment on St. John offers. We are a U.S territory. There is much to be said for living under "the stars and strips." I hear the expression on Wall Street news shows " a flight to quality." From where I sit, quality is dollar-based investments. I have yet to read about boatloads of Americans arriving on the shores of France looking for asylum.

The next time you're at the beach, take a look around you. Look up at the hills and check out some of the houses. The people that own them, started out the same way you will.
